G&H Group completes mechanical and electrical work at listed Leeds landmark
The G&H Group has completed the mechanical and electrical design and build of the Grade I-listed Leeming House building in Leeds.
Constructed in 1904 and originally conceived as the traders’ offices for Leeds City Markets, the building has been internally remodelled and renovated.
CBRE created 29,000 sq ft of workspace over four floors on behalf of the Freshwater Group.
G&H Building Services designed, built and installed all mechanical and electrical features as part of a £1.2 million contract with CBRE.
As part of the work, G&H Fabrication modified the existing gas pipework to provide a bespoke solution to suit the new boiler layout and working offsite, built the mechanical header for the plant room skid.
Total Property Solutions is working as the development and project manager for the site on behalf of the Freshwater Group.
Contracts Manager at G&H Group, Neil Blunt, said: “This project saw a comprehensive regeneration of a Grade I-listed building in the heart of Leeds city centre with contemporary building services retrofitted in a sensitive manner to complement the existing, 1904 architectural features.
“Our brief was to provide a complete design and build mechanical and electrical package to create an interior of modern, minimalistic Scandinavian influence while respecting original features such as original oak walling and ceiling mouldings.
“Electrically we refurbished power to all four floors of office spaces, to communal and private kitchenettes, showers and WCs, the reception and breakout areas.
“The stairwells were also fully refurbished and LED lighting introduced throughout.
“Close liaison with the electricity supplier was vital to ensure a smooth transfer from the existing to new supply.”
Due to the restrictions associated with a Grade I-listed building, G&H Building Services had to feed new pipework through existing floor spaces and floor joists and run refrigerant pipework through heritage areas to feed floor mounted air conditioning units.
The office space is arranged on top of 17 existing ground floor retail units.
