23-storey mixed use scheme No. 26 East Croydon wins coveted national award

A scheme where G&H Building Services delivered the full design and build of mechanical, electrical and public health (MEP) works has won a prestigious award.

No. 26 East Croydon won the Project of the Year (over £25 million) category at the 2020/21 National Building and Construction Awards.

The Gold Award was presented to the main contractor JJ Rhatigan at Hilton London Wembley Hotel for the transformation of a 1960s office building into 183 modern apartments with a six-storey extension added to the roof and ground floor retail.

G&H Building Services delivered c.£7 million of MEP as Carolyn House was refurbished, converted and extended over 23-storeys for HSBC Pension Fund (UK) Ltd.

The scheme marked the first time our design department used Revit 3D modelling in conjunction with BIM and Construction Operations Building Information Exchange (COBie) operations and maintenance information.

Existing services were removed and partially demolished internally and a six-storey extension added to the roof taking the total height to 23-storeys.

Retail space was provided at street level while modern and luxurious rooftop gardens – tiered over two levels – were created for residents to enjoy.

G&H Building Services’ MEP included heating, power distribution, fire alarms, heat recovery ventilation and domestic services while smoke ventilation was crane lifted into place in a high footfall pedestrian area.

A central plant room-based district heating system feeds individual interface units in each apartment.

 Pre-Construction Director at G&H Group, David Davis, said: “This was a complex, multi-faceted scheme and very challenging at times due to its size and tight access areas but the end result is fantastic and it fully deserved to win the project of the year title.

“JJ Rhatigan handed over a mixed use scheme of the highest quality providing residential and retail aspects which has transformed a tired old building into a vibrant, modern feature that is playing a key role regenerating Croydon.”
